Security deposit deductions are rarely about damage. In our experience turning over rental units across Philadelphia, Bensalem and Upper Darby, most deductions come down to cleaning items that took twenty minutes each and got skipped in the chaos of moving day.
Here is what inspectors actually look at, room by room.
Kitchen — the highest-risk room
More deposit money is lost in the kitchen than anywhere else in the property. Work through all of this:
- Oven interior, racks and the glass in the door
- Range hood filter and the greasy wall behind the stove
- Refrigerator inside and out, including the seals and the drip tray
- Inside every cabinet and drawer, including the tracks
- Dishwasher filter and door seal
- Under and behind the fridge and stove
Bathrooms — the second-highest risk
Hard water and soap scum are what get flagged here, not general tidiness. Descale showerheads and taps, scrub grout and re-clean the silicone seals, clear the extractor fan cover, and get behind the toilet base rather than just around it.
Everywhere else
These items are quick, easy to forget, and routinely deducted for:
- Inside all closets, including shelves and hanging rails
- Window interiors, sills and the tracks the sashes run in
- Light fixtures, ceiling fans and the tops of door frames
- Baseboards throughout — an inspector will run a finger along them
- Switch plates, door handles and any visible wall marks
- Vacuum carpets edge to edge, mop hard floors including corners
Do it last, and do it empty
Clean after the property is fully empty, not before. Cleaning around furniture and then moving it out exposes exactly the dust and marks that were hidden — and that is the version the landlord sees at inspection.
Give yourself a full day for a two-bedroom if you're doing it yourself. Most people budget two hours, run out of time on the kitchen, and lose the deposit there.
