Every contractor has had this conversation. The build is finished, the site got a good clean, the client walks through the next morning — and there's a fresh layer of dust on every horizontal surface.
Nobody did anything wrong. That's just how construction dust behaves.
Fine dust stays airborne for days
Drywall sanding, tile cutting and wood machining generate particles fine enough to remain suspended in the air long after the tools are packed away. HVAC cycling, doors opening and people walking through all keep stirring them back up.
Clean the room once and you capture what has settled so far. The rest is still in the air, and it lands overnight. This is why a single-pass post-construction clean almost always disappoints.
The three-pass method
A proper post-construction clean is staged, and each stage has a different job:
- Rough clean — debris, offcuts, packaging and dust sheets removed; the heavy first dust pass
- Detail clean — every surface, vent, fixture, track and frame worked properly once the air has settled
- Final polish — glass, hardware, cabinetry and floors finished immediately before handover
What gets missed most often
The tops of door frames and upper cabinets. Window tracks, which collect grit that scratches the glass later. HVAC vent louvres, which will redistribute dust the moment the system runs. Light fixtures and recessed cans. Adhesive residue and paint specks on new glass and hardware, which need scraping rather than wiping.
None of these are visible from standing height in the middle of the room — which is exactly where a walkthrough starts and where a client's eye goes second.
Why it's worth getting right
The finish work is what the client is paying for, and dust hides it. A properly cleaned space makes the cabinetry, the tile and the trim read the way they were meant to. It's the cheapest possible upgrade to how a finished job is perceived.
